Our inspection is a limited visual inspection consistent with the Standards of Practice of the State of Washingtion, 308-408C WAC designed to identify significant deficiencies and/or repairs needed in the major systems of a home (structural, heating, air conditioning, plumbing, electrical, roof, exterior) and to provide a general understanding of the property's current condition. This law and the associated WAC spell out the:

Our Home Inspection Report

We provide a narrative report unique to the property, not just a checklist. It includes a description of each system, including its condition, and life expectancy. We include a maintenance plan prioritizing items to repair immediately, one year, five years, and ten years, as well as annual maintenance items. Reports are normally delivered within 24 hours, giving the engineers adequate time to review the property and to prepare a quality report. All of Criterium-Pioli's home inspection reports meet WA state standards. Criterium-Pioli Engineers reports not only meet the standards as set forth in the Washington State WAC and RCW, they exceed them. Our clients don't receive a check list, they receive the advice of a Professional Engineer.

Exhaustive Home Inspection
This includes a Standard Home Inspection plus invasive testing and/or equipment disassembly (as approved in advance by you and the property owner). The purpose is to gather all available and relevant information about the property. This more extensive inspection goes beyond the available visible evidence and provides an even more thorough analysis.
