Dave Pioli is a licensed Civil Engineer in Washington. He provides inspection services and specializes in the area of structural evaluations and environmental issues for residential and commercial buildings in the Puget Sound area.
Qualifications
Mr. Pioli is the Principal of Criterium - Pioli Engineers, a private engineering firm which specializes in building inspections. Dave has inspected hundreds of homes in the greater Seattle area in the past two years. Evaluations have included Capital Needs Assessments, cost estimates for repairs or replacements, design plans of repair, as well as structural soundness, energy efficiency, hazardous materials, slope stability evaluation and safety. Typical projects include Comprehensive Needs Assessments for multi-family housing, fraternity/sorority houses and funeral homes.
Prior to his affiliation with Criterium -Pioli Engineers, he was the sole proprietor of Environmental Engineering where he was responsible for the design of methane gas studies for construction near abandoned landfills, and preparation of permit and construction drawings for topsoil manufacturing.
Additionally, Mr. Pioli was also employed with EMCON as a Project Engineer for the design of several solid waste landfills and hazardous waste projects. He also served as a Project Manager for the design and construction of recycling facilities.
Previously, he was Construction Manager for Glacier Environmental Services, Inc. He was responsible for the removal of underground storage tanks and environmental clean up projects. He also served as an environmental technician for the installation of ground water treatment systems.

Dave Pioli, P.E. is the owner and principal of Criterium-Pioli Engineers. He has over fifteen years experience in engineering design and construction.
Q: How does your background as a Professional Engineer (P.E.) help you when you inspect a home?
A: My background provides me with a set of quality standards for my work. In order to obtain an engineering degree and register as a Professional Engineer with the State of Washington, an ability to pay close attention to detail must be developed. With this detailed engineering reasoning, I can provide thorough and professional evaluation of the house.
Q: Some people think that "an Engineers report" costs too much. What do you think about that?
A: This is a good question, since it does seem like these reports can be expensive. However, when a person compares the cost of the inspection to the cost of maintaining a house, and the cost of averted problems, it is not nearly as expensive. For example, inadequate ventilation in the attic or crawl space may be relatively simple to correct; however, when left as is, the long term damage could be significant and cost thousands of dollars to repair.
Q: What do you tell a client when you find an area of concern?
A: The first thing I do is explain what I have seen. The next step is to discuss why this is an area of concern. Is water leaking into the house? Is there a fire hazard? Is there a concern with the structural integrity of the house? I also like to talk about and compare how other houses are built. The final step is to discuss corrections for the problem.
Q: What do you like best about inspecting homes?
A: I enjoy the people side of the business. Although my profession is building inspections, I think of myself as an educator, as well as an engineer. There is an enormous volume of information available to help clients make sound decisions on their real estate investments. My job is to provide my clients with the information that is most appropriate and useful to them.
Q: What other interests do you have?
A:My daughters, Sienna and Isabella, have 100% of my attention when I am not on a roof or in a crawl space. My family and I and enjoy hiking, gardening, and just playing in the yard. In addition, I am the driver for the Criterium-Pioli sponsored Chevrolet, competing in stock car racing at Evergreen Speedway in Monroe, Washington.
